YTL Land's newly completed d7 redefines office spaces and property values in Sentul

The Star, January 14, 2010

YTL Land & Development Berhad, synonymous with setting new standards of living and working, completes their first commercial project in Sentul West and Sentul East master plan. With d7, Sentul which is already in demand for its quality homes, is now shaping itself as a new business precinct that represents a new breed of offices.

d7, a stunning piece of seven-storey architecture is located on prime freehold land and features cutting-edge duplex sky offices, boutique offices with retail and F&B outlets encased in a lush landscaped courtyard atrium area. d7 is designed exclusively with the next generation in mind invigorating Sentul by infusing a new vibrancy into an area treasured for its rich historical background and business heritage.

“Businesses these days have come to realize that of equal importance to having a reputable address is the cachet of being associated with a new genre of offices, to reflect their own unique offerings. Hence we are delighted to welcome a highly discerning group of occupants made up of architects, designers and lawyers who recognise the need to stand out and be in tune with future trends,” said YTL Land & Development Berhad Customer Relations Manager Karen Tan.

According to Tan, the appreciation value for d7 has grown to more than 40% since its debut in September 2007, which was completely sold out within an hour of its pre-launch. The starting launch price for d7 was at RM380 per sq ft, and in just over three years, d7 is currently valued at RM650 per sq ft. The retail outlets, which are managed and leased by YTL Land, are currently being rented out at RM7.00 per sq ft.

d7 is made of 132 units comprising of 20 retails stores on the ground floor, 78 office suites and 34 duplex sky offices. The build-up area for each unit is between 386sq ft. to 1,575sq ft.

d7 was designed as a low-rise office building around an open air courtyard to allow a seamless integration between social and commercial. This can be seen from its outdoor sofas, sky bridges, and transparent lifts.

The building in itself is an iconic form – bold, simple and with a severe façade dominated by ‘L’ shaped slivers that form windows. The idea was to create an individual identity for each office – interior space & exterior views, unlike the uniform and homogenous design of normal offices.

“We look forward to growing the commercial aspect of Sentul West and Sentul East with the upcoming completion of our second development called d6. d6 was launched in 2008, and recorded a 90% uptake during its first day of preview,” said Tan.

d7 will soon be connected to d6 via a sky bridge that stretches over Jalan Sentul. The elevated Sentul Skywalk will connect all Sentul East developments in the future to provide convenience to the community.

d7 is the perfect commercial location with its Jalan Sentul frontage, and excellent train and road connectivity making it a future business hub of Kuala Lumpur. The area is easily accessible through the new Sentul Link that connects Lebuhraya Mahameru to Jalan Sentul, the Duta-Segambut Link designed to ease traffic flow at Jalan Segambut and the Jalan Duta roundabout, as well as the Duta-Ulu Klang Expressway (DUKE), which directly links to the SPRINT, Federal, and North-South highways.

Public transportation is also available with the new and chic KTM Komuter station which is located 100 metres away from d7. The KTM station will be an advanced gateway to Sentul, offering unparalleled connectivity to established neighbourhoods such as Subang Jaya, Shah Alam and Klang, and even to KLIA.

Sentul East currently features a thriving residential community with both sell-out projects, The Tamarind (completed in 2005), The Saffron (completed in 2008) and the soon to be launched in 2011, The Capers, a testament to the changing face of the 100-year old former railway town that is now a draw for the young modern crowd.
