YTL Land's d7 boutique offices snapped up

Kuala Lumpur: All 100 units from the first phase of d7, YTL Land & Development's debut commercial development in Sentul East, were sold out within an hour when pre-launch sales opened on Sept 8 (last Saturday)

"We're delighted that a highly discerning group of people, such as architects, designers and lawyers have embraced the Sentul address as a modern vibrant place, to not only live but also to set-up shop," said YTL Land & Development Bhd executive director Datuk Yeoh Seok Kian, in a statement.

Yeoh said d7's overwhelming demand came mostly from people in the service industry who recognise the need to stand out and be in tune with future trends by choosing an architecturally iconic office space, rather than the traditional office shop lot. 

On the commercial viability of Sentul, Dato' Yeoh added, "d7 is perhaps the most significant point of progress in our urban renewal vision for Sentul, complementing the masterplan by bringing a new lease of energy and life into Sentul East's stylish cosmopolitan environment. With an architectural design that is ahead of its time, d7 is set to be the future hot house for businesses in the city." The launch price for d7 starts from RM380 psf, with units ranging from 870 -1500 sq. ft. 

Sentul East currently features a thriving residential community with both sell-out projects, The Tamarind (completed in 2005) and The Saffron slated for completion in January 2008. "This is a testament to the changing face of the 100-year old former railway town that is now a draw for the young modern crowd," said Yeoh.

The RM80-million freehold d7 development will feature cutting-edge duplex offices, boutique offices with retail and F&B outlets encased in lush landscaping, water features and artistic sculptures in the atrium area. The offices have Sentul Walk frontage and connectivity. Fully broadband enabled, the offices are accessible by lifts and the building watched over by 24-hour state of the art security systems. 

The projects's accessibility and location are also considered major factors in d7's success as a future business hub. The area is easily accessible with the new Sentul Link that connects Lebuhraya Mahameru to Jalan Sentul, the Duta-Segambut Link designed to ease traffic flow at Jalan Segambut and the Jalan Duta roundabout, as well as the Duta-Ulu Klang Expressway (DUKE), which directly links to the SPRINT, Federal, North-South highways. Public transportation is also available with KTM Komuter and LRT stations in the near vicinity. 

Yeoh also announced that due to the unexpectedly strong demand from buyers, YTL Land will be soon offering the next phase of d7 boutique offices for sale, ahead of schedule. 

Designed to revitalize and regenerate this historical part of KL, Sentul was conceptualised in two distinct areas; Sentul West and Sentul East, each characterised by its own unique personality. Sentul West is a haven of greenery, housing exclusive residences, offices and shops bordering on a 35-acre private gated park. Sentul East was developed in the context of Jalan Sentul, seen as a combustion of vibrant Malaysian flavours that sets the tone for modern downtown living while retaining the colourful heritage of Sentul. In total the master plan covers 294 acres of prime freehold land and will be completed in phases over the next 10 years.
